Kitchen Remodeling FAQs
How Long Does a Kitchen Remodel Typically Take?
Full kitchen remodels with major design changes such as plumbing and electrical service locations can take anywhere from 1 to 3 months. Depending on the size and complexity of the kitchen renovation, small cosmetic updates with no floor plan changes can be done in as little as 4 to 8 weeks.
Working around project delays, like product back-orders or subcontractor availability can happen. That’s why it is very important to have all major components selected and often purchased prior to starting construction. We also build out solid construction schedules that are shared with our subcontractors so they know what days they are expected on site. This doesn’t always work perfectly but definitely limits down time if there is any. It’s a good idea to build-in some extra time for situations like these. Too many changes to the scope of the project once construction has begun, can also be the cause for delays.
When factoring in everything from the planning stages to project completion, it can take as much as six months. However, the actual time the kitchen will be out of commission, will most likely be closer to 6 weeks or so. Plan ahead for those difficult days and schedule accordingly. We are more than happy to set up an area with a temporary sink, refrigerator and microwave for your convenience.
We will come up with a solid plan and stick to it to ensure your kitchen renovation stays on budget and is completed on time.
What is a Professional Services Agreement (PSA) and Why do I Need One?
Many contractors use “allowances” when pricing a project without considering the quality or cost of the fixtures and finishes you eventually choose. This can lead to a significant difference between the contract price and the actual cost of construction. With a PSA, you have the opportunity to work closely with your contractor to select your preliminary fixtures and finishes. Allowing us to accurately base your allowances on your selections, resulting in a more accurate budget.
We can determine a price upfront for projects with fully developed plans, specifications, engineering, and the client’s fixture and finish selections. However, this is only typical for a few projects. There is usually a significant amount of work remaining to finalize the design, make client selections, clarify technical specifications, and develop a preliminary budget that aligns with the client’s price point. This often involves an investment of time. This process can take anywhere from 10 to 100 hours, depending on the project’s size and complexity.
For projects requiring this additional work before a reliable price can be established, our Professional Services Agreement outlines what our company is willing to do at no cost (aside from time and travel expenses). It also specifies what we will charge for additional services and how much credit we will provide if the project is awarded to us and a fixed-price contract is signed.
In summary, a Professional Services Agreement is a legally binding contract that establishes the terms and conditions of a construction project. It ensures a smooth and successful project while also providing peace of mind by clearly outlining the quality standards and expected level of service you can expect from us.
When Is the Best Time to Remodel My Kitchen?
Remodeling your kitchen can be a fun and rewarding project but timing is everything. Whether you’re updating or starting from scratch, choosing the right time can make the process easier for everyone. Here are some things to consider when deciding when to remodel your kitchen:
Seasonal Considerations
The best time to remodel a kitchen is during the off season, usually late winter or early spring. Fall is also a good option, the weather is cooler and outdoor projects start to wrap up.
Personal Schedule and Lifestyle
Kitchen remodels disrupt daily life so plan around your own schedule. If you have kids or entertain often, avoid peak seasons like holidays. Instead look for times when you can live with limited kitchen access or when you can set up an alternate cooking area.
Late winter to spring is ideal for many but remember personal needs and external factors will influence the decision. Plan ahead and your remodel will be much easier and fun!
What Kind of Return on Investment Can I Expect from Remodeling my Kitchen?
Return on investment (ROI) will depend on your specific home, location, and project details. You can get a general idea of ROI for the greater San Jose area by checking out Remodeling.com’s yearly Cost vs. Value report.
The right updates can boost your home’s value if you plan on selling and help you attract as many buyers as possible! However, having a kitchen that you love can impact your day-to-day life in positive ways. In a 2017 Houzz Kitchen Trends Study, 33% said they have a healthier lifestyle after renovating their kitchen. Nearly 50% said they have more family time, and 41% said they cook more at home. We think those are some great benefits!
Some builders can be difficult to work with. You deserve a kitchen remodeling contractor who’s happy to have your business. That’s us.
